What’s Hot and What’s Not in SF

I have a lot of friends curious about what is going on in the real estate market and wondering if they have a chance of buying something if they can’t pay all cash.  So I thought I would evaluate what is for sale and what has sold in the last 30 days in Russian Hill, Nob Hill, Marina, Cow Hollow, and Pacific Heights.

For a one-bedroom condominium in those neighborhoods there are currently 12 active listings and 5 sold properties.  Of the properties that sold 4 out of 5 of the transactions were cash.  The three properties that sold for over asking price were on the market 14 days or less and the amount over asking ranged from $20,000 to $130,000 over.  The two properties that were on the market 60 days or more, both sold under the asking.

My favorite property that Just Sold: 3825 Scott #306. It was located in the Marina district just a few blocks from the Palace of Fine Arts and Marina Greens.  It was on the market for 14 days with a listing price of $599,000 and closed at $650,000.  It was a top floor unit with hardwood floors, a beautiful kitchen, and a large bedroom with a walk in closet.

My Pick of the Week currently on the market is 2410 Pacific Ave #1 for $649,000.  This condo offers the best bang for your buck!  It is located on Pacific between Fillmore and Steiner St.  This is a beautifully spacious 1-bedroom condo in excellent condition with deeded parking and a fireplace.  You are walking distance from all of the trendy shops and restaurants located ½ block away on Fillmore Street.  This place will be gone before you know it!
