San Francisco Market Update

San Francisco Market Street that is…

There is a surge of new construction going on in San Francisco right now and Market Street seems to be prime real estate.  All around Market Street you see multiple structures covered in black tents with enormous cranes and signs out front saying “Coming Soon”.  So out of normal curiosity, I had to research and find out more.  I discovered “tech companies such as Uber and Square have leased or bought over 1 million square feet along the central Market corridor in the last two years along with the development of residential properties such as 55 9th and Nema”, according to Curbed SF.

Numerous tech companies are headquartered in San Francisco such as Salesforce, LinkedIn, Twitter, Eventbrite, Hotwire, Trulia, Pandora, Square, Yelp, Paypal, Pinterest, FourSquare, Uber cabs, AirBnB and Zynga to mention a few.  Others run shuttles from SF to their headquarters such as Facebook, Google, Yahoo and Apple.  As these companies grow or new ones develop the demand to live in SF with continue to grow exponentially over time.  Here are some of the changes you can expect over the next year in residential development in the mid Market area.

Overview: This is a high-end 18-unit luxury condominium with 8 one bedroom, 8 two bedroom and two penthouses.  This luxury building offers only the best.  Features include a modern open living plan, gourmet kitchen appliances, white oak finished hardwood floors, recessed lighting, surround sound audio speakers, plasma TV hook ups, in unit washer/dryer hook ups and spa inspired bathrooms.  There is elevator access to all levels, landscaped common areas and a roof top sundeck.  The size of the units ranges from 600-1500 square ft. and they are priced slightly over $1000/per sq ft.

Overview: This is a mixed use building with two floors of commercial space and above sits 22 one and two bedroom condominiums.  Not much else is known about the building plans except they market it as “unique” architecture.  It is situated among the other new developments that will increase the population and create more of a demand for restaurants and retail stores in the area.  It has easy public transportation and conveniently located in close to the trendy neighborhoods: Duboce triangle, Hayes Valley and the Castro.
